Seamless EPDM rubber flat roof fitted to a rear extension in Essex

EPDM flat roofs in Essex

EPDM is a single sheet of rubber membrane laid seamlessly across your roof — no torch, no joins in the field of the roof, and a realistic 30-year service life. We fit it on extensions, garages, dormers and balconies right across Braintree, Witham, Chelmsford and Colchester.

Why EPDM

What you get with a rubber roof

Seamless membrane

Most domestic roofs are covered by one sheet cut to size on site. No seams across the field means no seams to split — the failure point that finishes off old felt roofs.

Cold applied, no naked flame

Bonded with adhesive rather than a torch, so it's safe to fit against timber, render and neighbouring property.

30-year service life

EPDM stays flexible through frost and summer heat and doesn't go brittle like felt. We back installations with a written guarantee.

Proper trims and outlets

Colour-matched aluminium drip trims, formed corners and new outlets — the detailing is what makes a rubber roof last, not the sheet.

New deck where needed

We strip back to joists, check for rot, and re-deck in 18mm OSB3 with the right falls so water actually reaches the outlet.

Insulation upgrade

A warm-deck build-up with insulation board over the joists brings the roof up to current building regs and stops condensation forming under the membrane.

  • Old felt roof that has blistered, split or been patched more than once
  • Extension or garage roof under about 60 m² with simple detailing
  • Roof with a chimney, pipes or dormer where a torch is a fire risk
  • Property where a 20+ year guarantee matters for resale
  • Roof needing insulation to meet building regulations
  • Deck holding water — we correct the falls at the same time

Common questions

EPDM flat roof FAQs

How much does an EPDM flat roof cost in Essex?
A single garage roof of around 15 m² usually falls between £1,600 and £2,600 supplied and fitted; a 20–30 m² extension roof runs £2,400 to £4,200 including a new deck where it's needed.
How long does an EPDM roof last?
Manufacturers test the membrane well beyond 50 years; in practice we'd expect 30 years of trouble-free service, and we guarantee our installations in writing.
EPDM or GRP fibreglass — which is better?
EPDM flexes with the building and has no seams, which suits extensions and garages. GRP gives a hard, walk-on finish, so it's the better call for balconies and roof terraces. We'll recommend one at survey rather than selling you the one we prefer.
Can you fit EPDM over my existing felt roof?
Only if the deck below is sound and dry, which is unusual on a roof already leaking. In most cases we strip back, check the joists and re-deck so the new membrane isn't laid over trapped moisture.
How long does installation take?
Most domestic extension and garage roofs are stripped and finished in one to two days, weather permitting.
