Covering choice
Concrete interlocking tile is the budget option, clay plain tile and natural slate cost more per square metre but look right on period property and last longer.
Battens, felt and timber
A proper re-roof includes new breathable membrane and treated battens. Rotten rafters or decking found on strip-off are priced separately and shown to you before they're replaced.
Scaffolding and access
Scaffold is typically £700–£1,500 on a domestic job depending on the elevations, pavement licences and how far the wagon can get in.
Dry fix and detailing
Dry ridge, dry verge, new lead to chimneys and valleys and new guttering all add cost up front and remove the mortar failures that bring roofers back in five years.
Waste, VAT and guarantee
Skips, tip charges and 20% VAT are real numbers. We show them on the quote rather than hiding them in the rate.

- How long does a new roof take?
- Three to five working days for a typical semi once scaffolding is up, weather permitting. Larger detached or slate roofs run one to two weeks.
- Do I need a new roof or will repairs do?
- If the covering is sound and failures are local, repairs are the sensible spend. Once tiles are widely delaminating, nails have failed across slopes or the felt has perished, repairs stop being economic — we'll show you photographs and say which situation you're in.
- Does a new roof need planning permission or building control?
- Like-for-like re-roofing is normally permitted development, but replacing more than 25% of the roof surface triggers building regulations for insulation. Listed buildings and conservation areas need consent — we'll flag it at survey.
