What changes a flat roof quote
Strip-off and decking
Old felt and wet chipboard have to come off and go in a skip. New 18mm OSB or ply decking is usually needed and is priced per sheet on the quote, not hidden in the rate.
Insulation and building regs
A warm-deck build-up with PIR insulation is required when you replace most of a habitable room's roof. It costs more up front and cuts heat loss significantly.
Edge trims and upstands
Drip trims, wall upstands, kerbs and lead cover flashings are where flat roofs fail. Proper detailing is a real part of the price and the reason cheap roofs leak.
Rooflights and outlets
Lantern kerbs, rooflights, soil pipes and new outlets each need forming and dressing in, and each adds labour.
Access
A ground-floor garage roof is straightforward. Dormers, balconies and first-floor roofs usually need scaffold or an edge protection system.

- EPDM is a single seamless rubber sheet with no joints, ideal for larger roofs and best value. GRP fibreglass cures hard and takes foot traffic, so it suits balconies and roofs that get walked on.
- How long does a flat roof last?
- Good EPDM is expected to last 30 years or more, GRP around 25 to 30 years, and three-layer felt roughly 15 to 20. Cheap single-layer felt often fails inside ten.
- How long does the work take?
- A garage roof is usually one day, an extension roof two to three days, weather depending. We only lay membrane on a dry deck.
- Do I need building regulations approval?
- If you replace more than half of a flat roof over a heated room, the new build-up has to meet current insulation standards. We allow for that in the quote and tell you when it applies.
