New EPDM flat roof on a rear extension in Braintree, Essex

Flat roofing in Braintree

Almost every Braintree house with a rear extension, a garage or a dormer has a flat roof somewhere, and most of them are still on old felt that was never going to last. We repair, re-cover and install flat roofs in EPDM rubber, GRP fibreglass and modern torch-on felt.

Flat roof work

What we do on Braintree flat roofs

EPDM rubber roofing

A single seamless sheet with no joins to split. Our default recommendation for extensions and garages — quick to fit, long-lived, and it copes with movement in the deck.

GRP fibreglass roofing

Laid wet and cured into one solid, walkable surface with crisp trims. Ideal for balconies, dormers and anywhere the roof gets used or seen.

Torch-on felt systems

Modern three-layer systems are a world away from 1970s pour-and-roll. Cost-effective on larger areas and outbuildings.

Flat roof repairs

Blisters, split seams, lifted upstands and failed flashings patched properly — where a patch is genuinely worth the money.

Deck replacement and falls

Most flat roof failures are really drainage failures. We replace soft decking and build in a proper fall so water leaves rather than sits.

Insulation upgrades

A warm-deck build-up added during a re-cover brings an old extension roof up to a far better standard with no extra scaffolding cost.

Why it fails

Why Braintree flat roofs leak

  • Old felt has gone brittle and split at the seams
  • Standing water because the roof was laid with no fall
  • Upstands and flashings lifted away from the wall
  • Soft, rotten decking under an apparently sound covering
  • Blocked outlets backing water up under the covering
  • Patch on patch — repairs stacked on a covering that's finished

Local knowledge

Flat roofs around Braintree

Where a flat roof sits tells us a lot about why it's failed.

1970s–80s extensions

Original pour-and-roll felt at the end of its life, usually laid dead flat. Re-covered in EPDM with a corrected fall.

Garages and outbuildings

Cheap coverings, soft decks and no upstand detail at the house wall. Usually the most cost-effective flat roof to put right.

Dormers in CM7

Small areas but fiddly detailing around cheeks and windows — GRP or EPDM with properly formed trims.

Great Notley porches and bays

Modern estate flat roofs that fail early at the abutment rather than in the field of the roof.

Common questions

Flat roofing FAQs

How long does a flat roof last?
Modern EPDM and GRP systems are expected to last 25–30 years or more when the deck and falls are right. Old pour-and-roll felt often failed within 10–15.
Is EPDM or fibreglass better?
EPDM for larger areas, decks that move, and speed. GRP where the roof will be walked on, is visible, or needs sharp edge detailing. We'll recommend one and explain why rather than quoting whichever suits us.
Can you just patch my flat roof?
If the covering has life left, yes. If we're patching a roof that's already been patched three times, we'll tell you a re-cover is the cheaper option over five years.
Do I need to replace the decking?
Only where it's soft or rotten. We check the whole deck once the old covering is off and show you anything that needs replacing before we do it.
