What drives the price
A repair reachable from a ladder or roof ladder is the cheapest outcome. Anything over a conservatory, on a steep slope or on a third storey may need a tower or scaffold, which is the single biggest add-on.
A single slipped tile is quick. Water that has been running down a rafter for two winters means wet timber, damaged plaster and often a second trade — we tell you which one you have before starting.
Concrete tiles are cheap and available. Handmade clay peg tiles, natural slate and obsolete profiles have to be sourced or reclaimed, and that shows in the price.
Repointing a cracked mortar fillet is cheaper today; replacing it with code-graded lead costs more and lasts decades. We quote both and say which we'd choose on your roof.
A same-day make-safe in bad weather costs more than the same repair booked into the diary. If it can safely wait a few days, we'll say so.
If the ladders and scaffold are already up, adding the neighbouring repair, ridge or guttering costs a fraction of a separate visit. We always price those together.
