Roof replacement in progress with new battens and membrane on a Braintree property

Roof replacement & re-roofing in Braintree

There comes a point where patching an old roof is just paying for the same problem twice a year. A full replacement strips everything back to the rafters and rebuilds the roof properly — and it's the only work that resets the clock on the whole thing.

Signs it's time

When a Braintree roof needs replacing rather than repairing

Repairs every winter

If you've had a roofer out three years running for a different slipped tile each time, the nails are failing across the whole roof and spot repairs won't get ahead of it.

No felt under the tiles

Common on pre-war Braintree terraces. Wind-driven rain and snow get straight into the loft — replacement adds a breathable membrane that fixes it permanently.

Sagging or dipping roof line

Usually rotten battens or, occasionally, a structural issue. Either way it needs stripping to diagnose properly rather than guessing from the ground.

Delaminating concrete tiles

1960s–80s tiles that have gone porous and flaky. They soak up water, get heavier and start shedding surface — replacement is the only fix.

Widespread moss and blocked drainage

Heavy moss holds water against the tiles and blocks valleys. Sometimes it's a cleaning job; where tiles have already degraded, it's a re-roof.

Selling or extending

A tired roof is the first thing a surveyor writes up. Replacing it before you market the house removes the obvious negotiating lever.

Local knowledge

Re-roofing around Braintree

We re-roof across CM7 and CM77 and the surrounding villages, and the job varies a lot by area.

CM7 terraces

Shared valleys and party walls mean we co-ordinate with neighbours and weather the junction properly rather than butting up to it.

Post-war semis

Our most common re-roof. Standard scaffolding, standard duration, and usually a straightforward concrete tile specification.

Bocking and period cottages

Peg tile and slate work where reclaimed materials and hand-cut leadwork matter more than speed.

Rayne, Cressing and Felsted

Larger detached properties, complex roof shapes, and often outbuildings re-roofed at the same time to save on scaffolding.

Common questions

Roof replacement FAQs

How long does a roof last in Essex?
Concrete interlocking tiles typically 40–60 years, clay plain tiles 60–100, natural slate 80–100+. The battens, felt and leadwork underneath usually fail before the tiles do, which is why a re-roof replaces all of it.
Can I stay in the house during a re-roof?
Yes. It's noisy and dusty in the loft, but the house stays weathertight — we sheet the roof at the end of each day and never leave it open overnight.
Do you replace the guttering at the same time?
It's the sensible time to do it, since the scaffolding is already there. We quote it as a clearly separate line so you can decide either way.
What if you find rot once the roof is stripped?
We stop, photograph it, show you, and price the additional work before touching it. Nothing extra gets carried out without your agreement.
